9,000 sf new masonry construction auto service center. You drive up with your ailing car, the service guys come out and then take it inside to the service bays. There's a small waiting room for customers, with some retail articles on display and a small patio at the northeast corner of the building. 6 months of the year you can sit outside and enjoy the weather. You're looking at the east face, it's about 25' high. This photo was taken in March, 2007.
Mark Kia Service Center, Scottsdale, completed Sept 2006 The project scope for Mark Mitsubishi/Kia included renovation to the late 1970's existing buildings to match the new building and upgrades to the landscape.


Taste of Mediterranean Restaurant, 12th St & Northern.   This was a challenging project. The zoning codes have changed a lot since the 60's. Practically everything on the site had to be 'grandfathered'. That process required quite a bit of research and negotiation with the city staff. 'Themeing' a restaurant requires alot of design time. This is not included in the basic 'permit set' of drawings. We can do this as a seperate work item, and mutually agree to the scope of services; time, fees, product. My first degree was in fine art, painting, and I have 20 years of professional experience. The owner selected the final exterior paint colors, among other things. I think you will understand, if you drive by. 

I've done alot of 'Tenant Improvements'; restaurants, offices...def: You lease a space, and you need to make it work for your business. If the public will be entering your business the city will require a 'building permit'. I do the drawings that get you one. This is a pretty efficient process for myself and consultant team, how many consultants depends on the project. And, the cities are getting better at helping us out!
